Why?

Had the infamous ?shadow inventory? of distressed homes been dumped on the market all at once, many neighborhoods would still be reeling ? not only from a poorly maintained inventory of homes but also from a larger number of sellers-in-waiting who are current on their loans yet wanting to sell for a figure higher than their purchase?price.

Shadow inventory is defined differently by different organizations. It often refers to homes with mortgages at least 60 days late, homes already in foreclosure, or homes owned by the bank but not yet on the market. This number decreased by 1.2 million properties in the first six months of 2012, according to a study by JPMorgan Chase. That leaves about 5 million homes still in the shadow category. Totals are not in for the second half of the?year.

Chase said the clearance of properties was the result of a combination of factors: fewer homes foreclosed on by the banks, more short sales completed, and more loan modifications?approved.

Malden?s inaugurated its first new mayor in 16 years when former Ward One City Councillor Gary Christenson took the oath of office on Jan. 2, 2012. The Observer recently caught up with Christenson to discuss how things went in year one, and ask about what?s on tap for 2013?

Q In January, you'll mark one year since being inaugurated. How would you describe your first year in office?

?

A. It?s been non-stop from day one. Some caution me to slow down, but I live by the adage that what you put in is what you get out.

I am working as hard as I can on a daily basis to help our community achieve success because that?s what our residents expect and deserve. I find that by being out in the community I am able to actually meet our residents and business owners whose ideas and suggestions provide a valuable resource in improving services.

All in all, it?s been a great first year and I am honored to have the opportunity to serve this community.

Q What are your favorite accomplishments from the first year?

A Our enhanced means of communicating directly with the community is one of my favorite and proudest accomplishments. From Facebook to Twitter to Online Forums, these outlets encourage community participation and allow residents the ability to interact with us more easily.

I am also proud of the opportunities and resources we have provided our youth. The Mayor?s Summer Jobs for Teens program tripled the number of youth served last summer and I was delighted to be at the recent ribbon cutting of the Malden Teen Enrichment Center. Our teens now have a safe place to do their homework and learn new life skills.

I was also honored to assist with the Macdonald Stadium renovation and the development of our Bike to the Sea path.

Additionally, from a city financial perspective, I found it very rewarding to be able to increase the residential tax exemption from 20 to 30 percent and adopt a policy that will require the city to keep 7.5 percent worth of reserves in place, which will improve the city?s long-term financial standing.

Q How about the greatest challenges?

A Without a doubt, crime prevention has been the biggest challenge. I remember each incident like it was yesterday but on a positive note, I remember the response of our police officers. They are working hard and while we continue to rebuild the ranks, I believe some of the short-term strategies-- like meeting with the Middlesex District Attorney?s Office on a monthly basis to track some of our more problematic individuals-- and working to bring in an organization like Roca, Inc. to deliver high-risk intervention services will help in the interim.

Of course, some of these initiatives cost money and that also continues to be a challenge for Malden. Just this month, the state imposed mid-year cuts and with the looming fiscal problems at the federal level, budget concerns will remain a great test moving forward.

Q What do you anticipate being your top priorities in 2013?

A Moving City Hall, reconnecting Pleasant Street, and redeveloping the current Government Center site to connect the MBTA with our downtown.

?To address the challenges outlined above, the City will need to generate more revenue and development of this parcel and the enhancement of our downtown economy is the way to accomplish that goal.

?Replacing the current National Grid site with a 6,500 baseball park is another means to support that goal.

Along those lines, another important priority will be to relocate Public Works and consolidate some of our other departments to provide one-stop shopping for our customers.

?I look forward to seeing recommendations from the groups of residents reviewing PAYT and Walkability that can be implemented in the New Year. The adoption of a Capital Improvement Program will be an important item for the City. Street and sidewalk improvements along with technology initiatives will be a featured part of our proposal to the City Council in early 2013.

In regards to technology, we will be introducing a new way for residents and businesses to submit their service requests to the city. In March 2013, modeling the City of Boston?s successful Citizens Connect Smartphone application, Malden will be adopting and expanding the use of this function. As an example, if a resident sees graffiti on the street they can simply take a picture using their Smartphone and with one click the request will be automatically sent to the Department of Public Works. Once the graffiti is removed, the resident will be notified on their Smartphone that the issue has been resolved. Being fiscally prudent to address the ongoing budget issues at the state and federal levels will also be a major priority.

(AP) ? Engineer Dallas Goecker attends meetings, jokes with colleagues and roams the office building just like other employees at his company in Silicon Valley.

But Goecker isn't in California. He's more than 2,300 miles away, working at home in Seymour, Indiana.

It's all made possible by the Beam ? a mobile video-conferencing machine that he can drive around the Palo Alto offices and workshops of Suitable Technologies. The 5-foot-tall device, topped with a large video screen, gives him a physical presence that makes him and his colleagues feel like he's actually there.

"This gives you that casual interaction that you're used to at work," Goecker said, speaking on a Beam. "I'm sitting in my desk area with everybody else. I'm part of their conversations and their socializing."

Suitable Technologies, which makes the Beam, is now one of more than a dozen companies that sell so-called telepresence robots. These remote-controlled machines are equipped with video cameras, speakers, microphones and wheels that allow users to see, hear, talk and "walk" in faraway locations.

More and more employees are working remotely, thanks to computers, smartphones, email, instant messaging and video-conferencing. But those technologies are no substitute for actually being in the office, where casual face-to-face conversations allow for easy collaboration and camaraderie.

Telepresence-robot makers are trying to bridge that gap with wheeled machines ? controlled over wireless Internet connections ? that give remote workers a physical presence in the workplace.

These robotic stand-ins are still a long way from going mainstream, with only a small number of organizations starting to use them. The machines can be expensive, difficult to navigate or even get stuck if they venture into areas with poor Internet connectivity. Stairs can be lethal, and non-techies might find them too strange to use regularly.

"There are still a lot of questions, but I think the potential is really great," said Pamela Hinds, co-director of Stanford University's Center on Work, Technology, & Organization. "I don't think face-to-face is going away, but the question is, how much face-to-face can be replaced by this technology?"

Technology watchers say these machines ? sometimes called remote presence devices ? could be used for many purposes. They could let managers inspect overseas factories, salespeople greet store customers, family members check on elderly relatives or art lovers tour foreign museums.

Some physicians are already seeing patients in remote hospitals with the RP-VITA robot co-developed by Santa-Barbara, Calif.,-based InTouch Health and iRobot, the Bedford, Mass.,-based maker of the Roomba vacuum.

The global market for telepresence robots is projected to reach $13 billion by 2017, said Philip Solis, research director for emerging technologies at ABI Research.

The robots have attracted the attention of Russian venture capitalist Dimitry Grishin, who runs a $25 million fund that invests in early-stage robotics companies.

"It's difficult to predict how big it will be, but I definitely see a lot of opportunity," Grishin said. "Eventually it can be in each home and each office."

His Grishin Robotics fund recently invested $250,000 in a startup called Double Robotics. The Sunnyvale, Calif.,-company started selling a Segway-like device called the Double that holds an Apple iPad, which has a built-in video-conferencing system called FaceTime. The Double can be controlled remotely from an iPad or iPhone.

So far, Double Robotics has sold more than 800 units that cost $1,999 each, said co-founder Mark DeVidts.

The Beam got its start as a side project at Willow Garage, a robotics company in Menlo Park where Goecker worked as an engineer.

A few years ago, he moved back to his native Indiana to raise his family, but he found it difficult to collaborate with engineering colleagues using existing video-conferencing systems.

"I was struggling with really being part of the team," Goecker said. "They were doing all sorts of wonderful things with robotics. It was hard for me to participate."

So Goecker and his colleagues created their own telepresence robot. The result: the Beam and a new company to develop and market it.

At $16,000 each, the Beam isn't cheap. But Suitable Technologies says it was designed with features that make "pilots" and "locals" feel the remote worker is physically in the room: powerful speakers, highly sensitive microphones and robust wireless connectivity.

The company began shipping Beams last month, mostly to tech companies with widely dispersed engineering teams, officials said.

"Being there in person is really complicated ? commuting there, flying there, all the different ways people have to get there. Beam allows you to be there without all that hassle," said CEO Scott Hassan, beaming in from his office at Willow Garage in nearby Menlo Park.

Not surprisingly, Suitable Technologies has fully embraced the Beam as a workplace tool. On any given day, up to half of its 25 employees "beam" into work, with employees on Beams sitting next to their flesh-and-blood colleagues and even joining them for lunch in the cafeteria.

Software engineer Josh Faust beams in daily from Hawaii, where he moved to surf, and plans to spend the winter hitting the slopes in Lake Tahoe. He can't play pingpong or eat the free, catered lunches in Palo Alto, but he otherwise feels like he's part of the team.

"I'm trying to figure out where exactly I want to live. This allows me to do that without any of the instability of trying to find a different job," Faust said, speaking on a Beam from Kaanapali, Hawaii. "It's pretty amazing."

Don't buy a home without a Realtor's help | Inside Real Estate News

Only 60 percent of consumers use a buyer broker when they are hunting for a house, according to the National Association of Realtors. By contrast, 89 percent of consumers selling their homes use a listing agent.

Why 40 percent of the people shopping for what is usually the single biggest investment of their lives do not want to be represented by an agent is the topic of this month?s question-and-answer session between John Rebchook, of InsideRealEstateNews.com, and Lane Hornung, CEO and founder of 8z Real Estate.

Hornung says that given the lowest inventory of homes in most metropolitan cities across the country, consumers need the help of a qualified real estate professional now more than ever.

John: Lane, why do you think so many people looking to buy a home don?t use a buyer broker?

?Lane: I think there is a misconception out there that a consumer will save money if he or she isn?t represented by an agent. But that is usually not the case. Typically, the home seller has a listing agent, so what usually happens is that the listing agent gets ?both sides? of the commission. That is, the fee that would have gone to the buyer?s agent goes to the listing broker.

John: Lane, do you think that a buyer?s agent often will get a better deal for the buyer than if they go it alone?

Lane: I do. A good listing agent works hard to get the highest sales prices and best deal for their clients, the sellers. The listing agent has a fiduciary duty to the seller.

Conversely, the buyer?s agent has a fiduciary duty to the buyer.? You want someone looking out for the best interests of you, the buyer. You want someone who is watching your back.

John: Is it all about dollars and cents?

Lane: Not at all. Buying a home is a very emotional experience. You want someone who can be somewhat removed and objective. Your agent may tell you that the seller is asking a fair price, or a low price, or a high price, based on the supply, demand and comparables. They may point out issues in the house that do not meet your needs or are actually at odds with what you have said you desire in a home.

A good buyer?s agent has the goal of also being your agent when the time comes to sell, so they are assessing whether or not a particular home may have challenges in the resale market.? These issues are often overlooked or simply ignored by a less than objective, emotionally engaged buyer.

John: With so many home buyers starting their search on the Internet, do you think a lot of consumers no longer feel they need an agent?

Lane: I think so. But the truth is, while the Internet is a great tool, and believe me, at 8z, we are big believers in using the Internet to empower buyers, there is so much information out there, it can mean information overload for consumers.

If a consumer is using sites like Zillow and Trulia to find a home, they could be missing out on listings for sale that take days or weeks to hit these sites. Conversely, they may become interested in homes that are no longer on the market as the data is often outdated. Consumers are much better off using information provided by an agent?s or broker?s website that is affiliated with the gold standard of listing data, the Multiple Listing Service.

John: Will having a buyer broker help reduce the stress of trying to find a home in today?s market?

Lane: Make no mistake, buying a home when there is a severe shortage, is very stressful. But having an experienced agent who can help you navigate these waters is extremely helpful. You may have to make a decision quickly or lose a home, but you need someone to put it in perspective. An agent can give you a reality check ? maybe it is worth bidding above the asking price, but maybe you are better off waiting.

Also, after a while, your agent will start to pick up on some things that you, the consumer, may not even be aware of. After an agent gets to know you, he or she will have a good idea of what you want or don?t want in a house and can really help you make the right choice. Sometimes people are too close to the situation and need someone who can step back and look at the home objectively.

John: How does a consumer pick a buyer?s broker?

Lane: First, you want someone who sells real estate full-time. There is no room in this market for part-time agents. If you have identified a neighborhood, find a broker who works in that neighborhood and really knows it. The average real estate agent only sells three homes a year. At 8z, our agents sell an average of 22 homes a year. We have true experience and deep knowledge of the real estate process and the areas we service.

John: Since prospective buyers may be spending a lot of time in the company of their buyer?s agent, I imagine the chemistry between them is important.

Lane: Definitely, it?s quite important. You want to make sure you are reading off the same sheet of music. You might even go out on a ?test? drive with an agent to look at a house to assess whether or not you click. And don?t be afraid to ask the agent for references.

John: What about hiring your brother-in-law, the agent?

John: I think consumers have become so sophisticated that hiring a family member or a friend of a friend, for no reason other than they are a friend or a family member, is becoming less common. Today?s consumer wants to hire an agent who knows the market and the area, knows the transaction cold, and will provide them with professional grade service.

Sandy Hook shooting: Town in mourning inundated with gifts, money

Money, toys, food and other gifts have poured in from around the world as Newtown, Conn. mourns the loss of 20 children and six school employees at Sandy Hook Elementary School.

Peter Leone was busy making deli sandwiches and working the register at his Newtown General Store when he got a phone call from Alaska. It was a woman who wanted to give him her credit card number.

"She said, 'I'm paying for the next $500 of food that goes out your door,'" Leone said. "About a half hour later another gentleman called, I think from the West Coast, and he did the same thing for $2,000."

Money, toys, food and other gifts have poured in from around the world as Newtown mourns the loss of 20 children and six school employees at Sandy Hook Elementary School a little over a week ago. The 20-year-old shooter, Adam Lanza, killed his mother before attacking the school then killing himself. Police don't know what set off the massacre.

Saturday, all the town's children were invited to the Edmond Town Hall in Newtown to choose from among hundreds of toys donated by individuals, organizations and toy stores ? and funeral services for victims continued.

The giving is a way for people beyond Newtown to deal with their own grief over the shooting.

"It's their way if grieving," said Bobbi Veach, who was fielding donations at the town hall building. "They say, 'I feel so bad, I just want to do something to reach out.' That's why we accommodate everybody we can."

Since Sandy Hook shooting, jitters in other schools ? some for good reason

The basement of the building resembled a toy store, with piles of stuffed penguins, Barbie dolls, board games, soccer balls and other fun gifts. All the toys were inspected and examined by bomb-sniffing dogs before being sorted and put on card tables. The children could choose whatever they wanted.

"But we're not checking IDs at the door," said Tom Mahoney, the building administrator, who's in charge of handling gifts. "If there is a child from another town who comes in need of a toy, we're not going to turn them away."

The United Way of Western Connecticut said the official fund for donations had $2.6 million in it Saturday morning. Others sent envelopes stuffed with cash to pay for coffee at the general store, and a shipment of cupcakes arrived from a gourmet bakery in Beverly Hills, Calif.

The Postal Service reported a six-fold increase in mail in town and set up a unique post office box to handle it. The parcels come decorated with rainbows and hearts drawn by school children.

Some letters arrive in packs of 26 identical envelopes ? one for each family of the children and staff killed or addressed to the "First Responders" or just "The People of Newtown." One card arrived from Georgia addressed to "The families of 6 amazing women and 20 beloved angels." Many contain checks.

"This is just the proof of the love that's in this country," said Postmaster Cathy Zieff.

The funerals for the victims were wrapping up after a wrenching week of farewells in Newtown. Services were scheduled Saturday in Connecticut for Josephine Gay, 7, and Ana Marquez-Greene, 6. A service was also planned in Utah for 6-year-old Emilie Parker.

Kate and William to spend Christmas Day with her parents

LONDON (Reuters) - Prince William and his pregnant wife Kate will spend Christmas Day with her parents, their office said on Saturday, in a break with the tradition of royals joining The Queen at her country estate at Sandringham.

The Duke and Duchess of Cambridge will celebrate in private with Carole and Michael Middleton at their home in the village of Bucklebury, about 50 miles (80 km) west of London.

"The Duke and Duchess of Cambridge will spend Christmas Day privately with the Middleton family," a St James's Palace spokesman said.

The couple's decision was taken with the approval of the Queen. They are expected to visit Sandringham, in eastern England, for part of the Christmas holiday.

Kate, 30, who married the second-in-line to the throne in April 2011, spent four days in hospital this month with an acute form of morning sickness.

Members of the British royal family usually spend Christmas at Sandringham and stay until February, following a custom set by Queen Elizabeth's father and grandfather. Kate and William spent Christmas there last year, meeting scores of well-wishers.

The Middletons are likely to join millions of Britons in watching Queen Elizabeth's annual Christmas broadcast, a tradition that her grandfather George V started in 1932.

For the first time, the monarch has recorded her television broadcast in 3D. It will be shown at 1500 GMT on December 25.

Google not-so-subtly reveals Nexus 10 dock in holiday video

That "Happy Holidays from Android" video was adorable, wasn't it? Well if you weren't taken back by the Android meeting up with all of his bugdroid friends for a holiday get-together, you may have noticed a Nexus 10 being put in a dock on a desk. Alongside a Nexus 4 and a couple of Nexus 7's, the biggest Nexus was dropped right into this dock you see above to show off a Photo Sphere.

The Nexus 7 dock has come up for pre-order through 3rd party retailers in the last couple days. Your guess is as good as ours when the Nexus 10 dock could make an official retail appearance.
